Our Model

While renovation has many moving parts that may cause confusion and stress, we approach every custom home project with the goal of creating a painless, streamlined process. We do this by:

Defining design and project goals.

We get your vision on paper and team up with great architects to make it a reality. As a general contracting firm, we take on the project management responsibilities, permits, and approvals so you can rest assured that everything is up to code.

Prioritizing your budget.

You set your budget, and we follow it—staying honest and proactive through each stage of construction from first bid to final inspection.

Employing High-Quality Materials and Hard Work.

Luxury is our specialty. We bridge the gap between vision and reality by putting in the work and utilizing only the best, high-quality finishes.

Maintaining Transparency and Communication.

We’re a firm believer in investing time into deep conversations, building honest relationships, and keeping you involved with regular check-ins.

Our Timeline

During this phase, we’ll get acquainted to see if we are a fit for each other. We’ll do a deep dive into your vision and talk budget, and consider possible options. We’ll put together a project development schedule and talk about what to expect from us and what we need from you.

The Pre-Construction Services Agreement (PSA) is the “discovery” phase. The PSA is an agreement for us to perform the pre-work like architectural blueprints, an engineering report, asbestos removal, or whatever may be needed for your particular job. The PSA fees cover the expenses and activities needed before the “real” work can begin. The results of the PSA activities are yours to keep. They are not proprietary to PR Builders.

The PSA gives us more information to build a better Scope of Work (SOW) for your project. Once you approve the SOW, we will move to step 4, the General Construction Agreement (GSA).

At this point, you will sign a General Construction Agreement (GSA). Once signed, you will be billed for a 20% deposit. After the deposit is paid, we can talk about a start date for your job and create a production schedule. You’ll be asked to start working with our Selections Coordinator for products that need to be ordered.

You will have a job book on site which contains the complete scope of work, your project schedule, emergency contact information, design drawings, permits, selection sheets, and much more. This is a tool for our team and trade contractors, but also for you. During the building phase, we will handle all the details of ordering materials, scheduling, oversight, and coordination. Concurrently, we will work hard to keep you up to date with progress and any issues.

No matter how carefully we plan your project together, you may want to make a change or two along the way. We can discuss the change(s) you may want, and how that will positively or negatively affect your budget and timeline for completion.

During the completion phase, we will inspect everything to ensure that craftsmanship levels have been maintained throughout the project. We will do a final job walk-through, and answer any questions. Your job book will be returned to our office, and all owner’s manuals, copies of inspections, and documentation related to the products installed in your home will be sorted and sent to you. We will do a final clean up within the project and anything on your property we touched. And finally, all our remodeling work comes with a two-year warranty. We want you to have peace of mind knowing that the work we complete for you will be completed in such a way that it will last for many years.
