That’s why our customized preconstruction services are designed to provide you with a formal approach to discovering what’s feasible and developing the cost, scope, and schedule to successfully execute your project.
This stage involves an architect and structural engineer examining the existing conditions of your home, evaluating its stability and potential hazards, and conducting soil testing. The architect assesses the site’s natural characteristics, uncovers the design possibilities, and studies the feasibility of your project. An existing conditions survey and soil testing by a structural engineer helps to determine the home’s suitability for your vision and identify what’s necessary for achieving your goals.
Using this information, the architect develops schematic drawings that outline the site’s existing conditions, basic design concepts, spatial relationships, and form of the proposed project.
In the design development phase, the architect refines the initial schematic designs based on your feedback, site constraints, and functional requirements. This stage involves translating conceptual ideas into more detailed architectural plans, elevations, and 3D renderings, helping you visualize the proposed site inside and out. The architect organizes all the details and explores various design options, materials, and building systems to optimize your project’s functionality, aesthetics, and sustainability.
During this process, the architect iterates on the design as needed until your vision is met and a complete plan is on paper.
To prepare for the construction phase, working drawings and detailed construction documentation is produced for your approved design. During this phase, we start the review and approval process with the local planning department and design review boards as applicable. Your construction drawings are submitted to the local building department for permits. The architect ensures that your builder has all the details they need to bid the project—and that you can now proceed through the construction process with ease.
At this time you will have everything required to build your vision, including a detailed budget and construction schedule.
During this phase, we work off of our developed construction schedule based on anticipated permit acquisition lead times. Our Selections Coordinator works with you to decide on finishes and material selections. You will have a job book on site which contains the complete scope of work, your project schedule, emergency contact information, design drawings, permits, selection sheets, and much more. This is a tool for our team and trade contractors, but also for you.
No matter how carefully we plan your project together, you may also want to make a change or two along the way. We can discuss the change(s) you may want, and how that will positively or negatively affect your budget and timeline for completion.
During the building phase, we handle all the details of ordering materials, scheduling, oversight, and coordination. Concurrently, we will work hard to keep you up to date with progress and any issues.
During the completion phase, we inspect everything to ensure that craftsmanship levels have been maintained throughout the project. We will do a final job walk-through, and answer any questions. You will receive all owner’s manuals, copies of inspections, and documentation related to the products installed in your home. We perform a final clean up within the project and anything on your property we touched. And finally, all our remodeling work comes with a two-year warranty. We want you to have peace of mind knowing that the work we complete for you will be completed in such a way that it will last for many years.
